Pamela Hiemstra
Having lived across Canada and abroad, Pamela settled in the Lower Mainland in 1989 after attending UBC. Since then, she has made her home in the Surrey-Langley area and developed a deep understanding of the local real estate market.
Pamela’s passion for both real estate and interior design allows her to help clients not only make informed decisions but also envision the full potential of their homes. Outside of her professional life, she stays active at the gym and enjoys the busy, rewarding life of raising her four children.
For many, the decision to sell a home represents an exciting new chapter—a fresh start, a different neighborhood, or the right-sized home. For others, it comes during times of transition such as loss, separation, or family change, bringing mixed emotions that can feel overwhelming. Often, it’s a blend of all these experiences. Layer in the ever-changing real estate market, and the process can take a toll emotionally, mentally, and physically.
If you’re considering a move, it’s important to recognize the emotions that come with it and think about the support you need to feel prepared and grounded throughout the journey.
That’s where we come in—we’re here to guide you through every step with care, professionalism, and compassion, helping to ease the emotional burden so your transition feels as smooth and positive as possible.
I grew up in the Lower Mainland but have also been fortunate to call Ottawa, Australia, and England home. Returning to BC has always felt right, and I’m grateful to raise my family here. I completed a Communications degree at Simon Fraser University, along with Journalism and Telecoms Management, before building a successful 20-year career in high-tech sales.
An entrepreneur at heart, I first entered the real estate market through investment properties and renovation projects. My passion has always been connecting people with their forever homes. That passion ultimately led me to leave the corporate world and pursue real estate full-time. Along the way, my love of homes, design, and architecture has only grown, enriched by my travels and the chance to see how people live around the world.
Today, I live in Surrey with my two amazing boys, our Duck Toller Lucy, and our Maine Coon Pekoe. My commitment to clients is simple: to provide honest, professional guidance and ensure every need is not only met but exceeded during the home buying or selling process.
Together with my business partner, we’ve streamlined the process by building a trusted network of industry experts—including inspectors, mortgage brokers, designers, contractors, and more—so our clients have access to the very best resources. We are dedicated to providing the most up-to-date market data, personalized service, and results.
Before anything else, your first call should be to us — so we can understand your goals, budget, and ideal timeline. If you don’t already have a mortgage broker, we will connect you with a trusted professional who can walk you through your financing options and secure a strong pre-approval. This step is essential: it protects you from surprises, clarifies your true buying power, and positions you as a serious, ready buyer in the eyes of sellers. With financing in place, we can confidently begin the search and act quickly when the right home comes up.
What are the true costs when buying a home?
Beyond your down payment, there are several important costs to plan for when purchasing a home. These typically include Property Transfer Tax, a home inspection, legal fees, appraisal fees (if required by your lender), title insurance, and adjustment costs such as property taxes or strata fees. If you’re buying a strata property, you may also pay move-in fees. Budgeting for these upfront ensures a smooth purchase with no surprises on completion day.
Do I have to pay a real estate agent to help me buy a home?
When you buy a home with us, you pay no realtor fees. Our services are completely free to you because the buyer’s agent commission is paid by the seller’s brokerage, not the buyer. That means you get full professional guidance, negotiation expertise, market insight, and access to every listing at no cost. Our role is to protect your interests, uncover value, and help you secure the right home—while the seller covers the compensation.
What is included in your marketing?
We present every property with the level of sophistication it deserves. Our approach blends magazine-quality photography, AI-enhanced staging, cinematic video, and beautifully designed print pieces to create a presentation that feels truly elevated. Your home is positioned across every major platform — MLS, social media, high-reach digital advertising, YouTube, and our private network of qualified buyers and top agents — ensuring it reaches the audience that matters.
To deepen buyer engagement, we incorporate professional floorplans, precise measurements, twilight and lifestyle photography, and optional 3D or virtual viewing tools for those exploring from afar. Our pre-launch strategy, targeted paid campaigns, and meticulously hosted open houses build anticipation and highlight your home’s strengths with intention and care.
Every element is curated. Every detail is purposeful. Our mission is to deliver exceptional exposure, attract qualified buyers, and position your home to achieve its strongest possible sale.
What Fees Are Paid When You List Your Home
When you list your home, the primary cost is the real estate commission, which covers both your listing agent and the buyer’s agent. This fee includes all marketing, photography, staging guidance, advertising, negotiation, paperwork, and the full service required to sell your home. In addition to commission, sellers typically pay their legal closing fees and any adjustment costs on completion, such as property taxes or strata fees prorated to the closing date. There are no upfront payments to list with us — all fees are paid only upon the successful sale of your home.
What Should I Do Before I List My Home?
Before listing, the goal is to ensure your home feels polished, inviting, and move-in ready. Start with a deep clean, decluttering, and simple repairs — these small steps have the greatest impact. A fresh coat of neutral paint, updated lighting, and thoughtful styling can elevate your home dramatically without major cost. If you’re concerned about potential inspection findings, a pre-inspection can be a smart step. It allows you to identify and address issues in advance, prevents surprises during negotiations, and gives buyers greater confidence in your home. We walk room-by-room with you to pinpoint improvements that actually matter, and connect you with trusted vendors as needed. The result is a beautifully prepared home that photographs well, shows even better, and attracts stronger, cleaner offers.
“Home is the place that steadies you, inspires you, and reminds you of what truly matters.”
“Your story matters. Let’s write the next chapter together.”
