Pamela Hiemstra

Having lived across Canada and abroad, Pamela settled in the Lower Mainland in 1989 after attending UBC. Since then, she has made her home in the Surrey-Langley area and developed a deep understanding of the local real estate market.

Pamela’s passion for both real estate and interior design allows her to help clients not only make informed decisions but also envision the full potential of their homes. Outside of her professional life, she stays active at the gym and enjoys the busy, rewarding life of raising her four children.

I grew up in the Lower Mainland but have also been fortunate to call Ottawa, Australia, and England home. Returning to BC has always felt right, and I’m grateful to raise my family here. I completed a Communications degree at Simon Fraser University, along with Journalism and Telecoms Management, before building a successful 20-year career in high-tech sales.

An entrepreneur at heart, I first entered the real estate market through investment properties and renovation projects. My passion has always been connecting people with their forever homes. That passion ultimately led me to leave the corporate world and pursue real estate full-time. Along the way, my love of homes, design, and architecture has only grown, enriched by my travels and the chance to see how people live around the world.

What are the true costs when buying a home?

Beyond your down payment, there are several important costs to plan for when purchasing a home. These typically include Property Transfer Tax, a home inspection, legal fees, appraisal fees (if required by your lender), title insurance, and adjustment costs such as property taxes or strata fees. If you’re buying a strata property, you may also pay move-in fees. Budgeting for these upfront ensures a smooth purchase with no surprises on completion day.

Do I have to pay a real estate agent to help me buy a home?

When you buy a home with us, you pay no realtor fees. Our services are completely free to you because the buyer’s agent commission is paid by the seller’s brokerage, not the buyer. That means you get full professional guidance, negotiation expertise, market insight, and access to every listing at no cost. Our role is to protect your interests, uncover value, and help you secure the right home—while the seller covers the compensation.

What Fees Are Paid When You List Your Home

When you list your home, the primary cost is the real estate commission, which covers both your listing agent and the buyer’s agent. This fee includes all marketing, photography, staging guidance, advertising, negotiation, paperwork, and the full service required to sell your home. In addition to commission, sellers typically pay their legal closing fees and any adjustment costs on completion, such as property taxes or strata fees prorated to the closing date. There are no upfront payments to list with us — all fees are paid only upon the successful sale of your home.
